Negotiating and drafting leases

Apart from negotiating and drafting leases of residential properties, garages, offices, public houses, shops, hotels, and other types of Commercial Property, we (on behalf of Landlord, Tenant, Assignee, or Guarantor), have litigated:-

• rent review lease clauses,

• security of tenure leases,

• compensation claims,

• other breaches or alleged breaches of covenant

Enfranchisement

A few years ago, the Tenant in certain circumstances were given a right of pre-emption when their Landlord wanted to buy the freehold. More recently, Tenants were given a right in certain circumstances to force their Landlord to sell them the freehold or to grant them an extended lease. The procedures are involved and the valuation aspects decidedly tricky. Often, the actions of a large number of Tenants need to be co-ordinated. We will happily meet with Tenants individually, or representatives of a group of Tenants, in order to discuss the position.
